MoreHarvest Glossary

A

Account: This is your user account to access your MoreHarvest web and mobile apps.

Account opening fee: Fee: On the first purchase of your shares, MoreHarvest charges a small fee that goes towards costs such as anti-money laundering checking and administration overheads for setting up your account.

Alternative (or local) name: MoreHarvest gives their properties names in the common language for that location.

Annual dividend payment: MoreHarvest distributes dividends at regular, quarterly frequencies throughout the year. A user may choose to have an annual dividend payment, meaning MoreHarvest will hold on to the dividends and pay them at the end of the year. This reduces bank transfer fee costs to a single payment.

Announcement date: This is when MoreHarvest will notify investors of the dividend payment per share for that period.

Assets: These are anything of value that can be turned into cash. For MoreHarvest, this includes buildings, land, and loans to other developers.

APY: Annual Percentage Yield. This is the amount the fund is returning to its investors.

B

Buy: A transaction type where an investor is purchasing shares from a MoreHarvest fund.

C

Cancelled (Transaction): Either MoreHarvest or an investor has cancelled a Buy or Sell transaction. There could be a few reasons for this; for example, the share reservation order has expired.

Closing date: For a mortgage REIT, this is the agreed date when the first loan repayment is made.

Commercial: A property whose sole purpose is for business. This includes offices and retail stores.

Completed (Transaction): A Buy or Sell transaction has been successful.

Cost Basis: This is the original buy transaction price. Any gain or loss is based on this price.

Counterparty: This is a partner property developer with whom MoreHarvest has an agreement on ownership. Usually, MoreHarvest has loaned money and collects interest on that loan, which is paid into the fund. See Mortgage REIT.

D

Debt: An obligation to repay a sum of money that is secured by collateral. MoreHarvest loans out money to other property developers and managers to purchase or improve their properties. I can either be paid back using fixed or adjustable rates. A fixed-rate loan has a set interest rate that does not change. Adjustable rates can fluctuate depending on market conditions.

Dividend: This is a payment each investor has earned in relation to the number of shares they own.

Dividend currency: This is the currency in which the dividend is paid out, such as United States dollars (USD).

Distribution schedule: This option allows investors to select whether they want to be paid quarterly or annually, which will be the last payout of the calendar year. Please note that banks may take a fee from the funds transferred to you.

Dividend yield: This is the percentage MoreHarvest pays out in relation to the share value. For example, if the investor has $10,000 invested and the net APY for that dividend distribution is 4%, then the investor has earned $400.

E

Equity: This is calculated by subtracting a liability, such as a loan, from an asset's value. For example, if the property is worth $1,000,000 and the owner has a $500,000 mortgage, the investor's equity is $500,000. Equity can be increased through appreciation (such as land value going up) or by making improvements.

Equity REIT: This is a property that the Fund owns directly. The revenue generated from this property is from the rent collected.

Ex-dividend date: Any investor who has shares one day before this date will be entitled to the next dividend payout.

Expense ratio: This is a percentage of overhead, and costs are taken out of the gross APY. This covers costs such as property maintenance and management, taxes, and insurance. We work hard to keep the expense ratio as low as possible.

F

Fund: The fund consists of shares available for purchase. Any investor who has bought shares in that fund owns a piece of it and is, in turn, entitled to the dividends. A fund's value is made up of its market cap, which is the number of shares multiplied by the share price.

Gross: Any income without any deductions.

H

Hold period: This is the length of time an investor holds on to an investment before selling it. In real estate, MoreHarvest typically holds property for up to 10 years. Any profit from a sale will be distributed to the investors.

Issuer: For a mortgage REIT, this is the company that is providing the loan.

Know Your Customer (KYC): This is a safeguarding process MoreHarvest is enrolled in. We will ask for information to confirm your identity and use it to protect our services against fraud, money laundering, terrorist financing, and other risks.

L

Legal Structure: This is the type of legal entity the fund is, for example, a REIT.

Liquidity: The ease with which assets can be turned into cash. A liquid asset can be sold quickly without significant loss in value. An illiquid asset is not easily turned into cash and may be lost due to market conditions, penalties, or fees. Direct property ownership is generally considered illiquid, but owning shares is considered more liquid.

Loan type: This is the type of loan agreed upon with the counterparty based on how the loan and interest are to be paid, usually either fixed or variable.

Local market value: The market value of a property or loan based on its last valuation in the currency in which the asset earns income.

Lot(s): This is an individual Buy transaction. Every Lot will contain the number of shares within the transaction, their price at the time of purchase, whether they are in their maturation period, and their gain/loss based on the current share trading price.

M

Market Value: This is the value of a holding based on the most recent valuation.

Maturation date: For a mortgage REIT, this is when the final payment is made and the loan is settled.

Maturation period: This is a 1-year period from the date of the purchase of shares. During this period, you will be entitled to dividends but will be unable to withdraw them. Once the maturation period is complete, you can withdraw the dividends you have earned and any future dividends. If you sell your shares within this period, you will lose your dividend entitlement.

Mortgage REIT: A holding type that is a loan used to finance another property development or operations company. Income is generated through interest on top of the loan repayment.

N

Net Asset Value (NAV): The total of the fund's assets minus any liabilities, such as debt. The NAV is used to calculate the value of the fund.

Not verified: You will not be able to invest until you have completed the KYC process. You will be in a 'Not Verified' state until this has been done. You will be able to use the app, view properties, and so on; however, you will be unable to invest until KYC has been done. Once this is done, you will be verified.

O

Occupancy: This is a percentage of the apartments with tenants paying rent. The higher the occupancy, the more income is made on that property.

Owned by: This is the property's owner. It could be MoreHarvest, an equity holding, or a partner property developer to which MoreHarvest has loaned money, a mortgage holding.

 

P

Payment schedule: You can set when you want to receive your dividends, either quarterly or annually. We advise making an annual payment, as this will incur fewer fees than your bank may charge you. If you choose annual, your dividend payments will accrue until the final payout date for that year.

Payout date: This is when MoreHarvest will make the dividend payment to the shareholders of that fund.

Pending (Buy/Sell Transaction): If this is a Buy transaction, MoreHarvest is waiting for your bank transfer to arrive; this usually takes 5 days. If this is a Sell transaction, MoreHarvest is processing the request; this usually takes 10 days.

Property type: The property could be residential, commercial, or mixed.

Q

Quarterly dividend payment: This is an option you can select to receive your dividends quarterly. Every bank transfer payment may incur a fee from your bank that will be automatically removed from the amount.

R

Rate: For a Mortgage REIT, this is the annual loan interest rate

Rate of return: This is the percentage of an investment that is earned as income. This is the current yield of the property.

Real-estate Investment Trust (REIT): A company that owns and operates income-producing properties or finances other property companies. Unlike investing directly in property, REITs are highly liquid, as shares can be bought and sold at any time.

Reserved (Buy Transaction): MoreHarvest has received your share reservation request. These shares are reserved for 5 working days. To progress the transaction, you will need to make a bank transfer to the account details page. Then, select either the 'Make the Transfer' or 'Bank Transfer' button on your home page to continue with the process.

Revenue: The annual income generated by either the property or the loan interest.

S

Share: This is a unit of investment that makes up the total value of the fund. A share entitles you to dividends, and the share price will fluctuate based on fund valuation, scarcity, etc.

T

Ticker: This is a short-hand symbol for the MoreHarvest funds, which can be invested in. For example, MHJP = MoreHarvest Japan.

Transaction: This is a buy-or-sell record. Each transaction has a unique ID. Every time you reserve a share or request to sell a share, a new transaction is created. You can see these in your Transaction History.

U

Units: The number of individual leases within a property. 

V

Verified: Once you have completed KYC, you will be able to reserve and buy/sell shares. Your account will be given the 'Verified' state following KYC completion.

Y

Yield: This is a total return on investment. This is the income generated from a property. It is calculated by dividing the income by the property value or loan.
